By booking and staying at our Camden short-let property (“the Flat”), you agree to the following Terms & Conditions. Please read them carefully.


1. Booking & Payment

  • A confirmed booking is only secured upon full payment via the chosen platform (e.g., Airbnb, direct booking, etc.).

  • The person making the booking must be 18 years or older and assumes responsibility for all guests listed in the booking.


2. Check-in & Check-out

  • Check-in time: from 3:00 PM

  • Check-out time: by 11:00 AM

  • Early check-in or late check-out may be available upon request but is not guaranteed and may incur additional charges.


3. Occupancy

  • The flat accommodates a maximum of 4 guests. This includes adults, children, and infants.

  • Only registered guests are permitted to stay overnight. No unregistered guests or visitors without prior approval.


4. House Rules

  • No smoking inside the flat or in communal areas.

  • No pets allowed.

  • Quiet hours apply from 10:00 PM to 8:00 AM. Please respect our neighbours.

  • No parties, loud music, or disruptive behaviour is permitted at any time.


5. Child & Baby Equipment

  • A travel cot and high chair can be provided upon request and subject to availability. Please inform us in advance if needed.


6. Damage & Loss

  • Guests are responsible for any damage, loss, or excessive cleaning required during their stay.

  • A damage deposit may be required depending on the booking method. Charges may apply for broken items, stains, or missing property.


7. Cleaning & Maintenance

  • The flat is professionally cleaned before each stay.

  • Guests are expected to keep the property tidy and to leave it in a reasonable condition.

  • Should maintenance be required during your stay, we reserve the right to access the flat with prior notice.


8. Facilities & Amenities

  • The flat includes Wi-Fi, a smart TV, kitchen appliances, washing machine, and more as listed.

  • Towels, linens, shampoo, and soap are provided.

  • There is no elevator; the flat is on the second floor and accessible via stairs only.

  • No tumble dryer is available, but a drying rack and ironing board are provided.


9. Parking

  • Paid street parking is available nearby for a maximum of two hours. For longer stays, we recommend local car parks or public transport.


10. Safety & Liability

  • Guests are responsible for their own safety and belongings.

  • We are not liable for accidents, injuries, or loss/damage of personal property during your stay.

  • Please report any safety concerns immediately.


11. Cancellations & Refunds

  • Cancellation terms depend on your booking platform. Please refer to the cancellation policy where you made your reservation.

  • No refunds will be issued for no-shows, early departures, or violations of these Terms & Conditions.


12. Communication

  • We aim to be responsive and helpful at all times. Please contact us through your booking platform or via the provided contact method for assistance.


13. Privacy

  • Guest details are only used for communication and booking purposes and are not shared with third parties unless required by law.


14. Right to Terminate Stay

We reserve the right to terminate your stay without refund if any house rules are violated or if behaviour is deemed unsafe or disruptive.
